To Buy or Not to Buy – That is the question in today’ market

The primary purpose of buying a home – is to provide a comfortable place that you and your family can call home for several years or longer.
Buying a home is one of the best investment opportunities available
  – 1 –  your money is working for you – a small (10-20%) investment is all that’s needed
  – 2 –  there is no tax on the increase in your home’s value – you are keeping more of the money that your investment earns
  – 3 – housing prices have continued (and are expected to continue) to increase

Here is a checklist to help you to get your home ready to sell:

  • Maximize curb appeal:
  • Cleaning up the yard – neatly trimmed bushes
    • mulched beds
    • weeded lawns
  • Freshly painted front doors with new mailboxes & house numbers
  • Change seasonal urns by the front door
1 – Choose a neutral colour palette
                                – light and bright – avoid dark colours – keep ceilings white – consider repainting the walls if they haven’t been painted in over two years
2 – Flooring
                                – replace worn carpet and/or add new flooring – it will always cost you less than the buyers will want to discount their offer
3 – Little things matter –
                                 – replace burnt out bulbs, touch up any nicks and dents – fix leaking faucets
                                 – place fresh linens in the bathrooms plus live or silk greenery
                                 – place a bowl of green apples or lemon or limes in the kitchen
                                 – put fresh flowers in the entrance or on the dining room table
                                 – add a crisp new bedding set to the master bedroom
4 – Clean
                                 – appliances,
                                 – inside and outside of cupboards
                                 – baseboards
                                 – windows
                                 – bathrooms should be scoured – using grout tiles cleaner if necessary
5 – Highlight the best use of space
                                 – rooms should be shown with its intended purpose – consider small glass desks or daybeds to increase function
6 – Kitchens and Bathrooms renovations are the best investment
                                    – consider repairing and upgrading dated cabinetry, cracked & worn laminate counters, chipped or broken tiles
                                    – consider replacing cabinetry hardware and/or painting cabinetry as an alternative
                                    – re-caulk around sinks and bathtubs
                                    – stone or stone-like counters add value and durability
7 – Staged properties  
                                    – sell faster & for more $$’s – if possible, stage the living room and one bedroom
8 – Lighting
                                  – make sure there are light fixtures wherever possible
                                    – turn on all lights for showings inside and out – even during the daytime – the house will look inviting, and larger.
